The Closing
The closing is when the title to the property is transferred from Seller to Buyer. The buyer receives the keys and the Seller receives payment for the home. At the closing, all papers have been prepared by the closing attorney, lenders, and title companies. This paperwork reflects the sale agreement and allows all parties to the transaction to verify their interests. For instance, buyers get title to the property, lenders have their loans recorded in the public records and state governments collect their transfer fees. I think that it's important to have a real estate attorney close your purchase. I use Christy Ivey at Wilkins & Ivey and Will Chapman at Chapman & Rosenthal for 99% of my closings because I think they are professional and things have always gone smoothly when I have used them in the past. But the most important thing is for you to have someone who is qualified and who does a good job closing your loan.
