Inspections
Unless you plan to tear the house down or totally gut it, you will probably hire an inspector to give you an overview of the condition of your new house. This is your opportunity to learn as much as possible about the electrical, heating, cooling, plumbing, appliances, roof, and structure as possible. The inspector usually spends about 3 or 4 hours at an average sized house. Most inspectors email a written report within 24 hours. In addition to this general inspection, a specific inspection by an appropriately licensed person in that field may be recommended. For instance, you may want a roof, radon, mold, plumbing, electrical, septic, well, pool, HVAC, or structural inspection. Your peace of mind is the goal here, so feel free to gather as much information as you need to feel comfortable.
Unless we agreed in the contract that the Seller is not required to make repairs, we will meet to discuss which items we will ask that the Seller repair or replace. The contract states that the Seller may either accept our repair list or make a counter offer, so we may need to negotiate a bit more before we're finished.
